Opening Your Property on Inspection Day

Everyone talks about the importance of location in selling property. However you can’t move your house or unit somewhere else. Instead, you have to make do with what you have.

So the first thing to do is to figure out what the best time is to present your house. Maybe the tennis court next door has a sports clinic on Saturday mornings. If that’s the case, schedule the inspection for the afternoon to avoid the noise frightening off buyers. Conversely, maybe the morning sun brightens up your living room, so that you would want to have prospective buyers through in the morning.

You can choose to have floral displays and the like to make the place more attractive, but be careful not to overdo things that would distract the attention of viewers away from the property itself. Lucky door prizes and sausage sizzles could divert energy from actual property negotiations.

While you would like to be there to assist, it’s not a good idea. Instead, leave things to your agent. They are experienced and know the best way to field questions. Also, people feel freer to discuss their real feelings to a third party.

Getting good numbers of lookers also helps matters. Even the joyriders will have friends who may be interested in having a real look. And if people are serious enough to look, they could be tempted enough to buy even when it’s not their initial intention.
